Booking Terms and Conditions

  1. Bookings Bookings are valid after :
    a)The booking form has been completed and signed and received by us;
    b)The appropriate deposit has been paid;
    c) The booking has been confirmed in writing by the us.

  2. Acceptance of Terms & Conditions
    The person who signs the Booking Form certifies that he or she is authorised to agree the Booking Terms and Conditions on behalf of all persons included on the Booking Form, including those substituted or added at a later date. The signatory must be a member of the party occupying the property and must be 21 years or over. Bookings cannot be accepted from parties of young people under 21 years of age.

  3. Deposits and Payment
    A deposit of $200/£150 per week must be paid at the time of booking, which is non-refundable. The balance must be paid eight weeks prior to the commencement of the holiday along with a refundable Security Deposit of $350/£200. The Security Deposit will be returned to the Client 28 days after completion of the holiday as long as no damage is reported by the our Management Company.

  4. Holiday Period
    The holiday period is as specified on the booking form and confirmation. The property is available after 5.00pm on the day of arrival and must be vacated by 11.00am on the day of departure, unless specific arrangements have been made for extension of holiday period to allow for late flights etc, arrangements for late check out must be confirmed with the Home Owners before you commence your holiday.

  5. Refundable Security/Damage Deposit
    The Client agrees:
    a) To pay the full cost of any breakages, losses or damage to the property (Owner's Management Company will be sole arbitrators on cause of damage or loss)
    b) To take good care of the property and leave Orlando Villa Londra in a clean tidy condition at the end of the holiday. Ensuring all household rubbish has been disposed of appropriately.
    c) To report any damage or loss immediately it is discovered to the Owner’s Management Company in Florida.
    d) To permit the Home Owners or their Agents reasonable access to the property to carry out any maintenance if necessary
    e) To return the key/s to the Management Company in Florida by way of leaving them inside the villa on your departure. Should the key/s not be returned for whatever reason the damage deposit will be retained in full;
    f) Not to sublet or share the property except with the persons nominated on the Booking Form
    e) Be responsible for any outstanding bills for which the Client is liable.

  6. BBQ usage policy:
    A propane fueled grill is available for guests to use free of charge.
    As we do not charge for the use of the grill, we do ask that guests to replace the gas tank if it runs out during use. Just take the empty tank to Wal-Mart, the gardening section to the right of the store, and ask for an exchange tank. It’s not expensive.

    Grill Cleaning is the responsibility of the guest and the grill must be thoroughly cleaned prior to leaving. Please use the supplied nylon/plastic brushes, from under the sink, with soapy water to clean the grill. If you need a bit of ‘muscle’ to clean it, please use Soft Scrub. Do not use steel brushes or abrasive cleaners

    If the grill is not left clean we will have to pass on the amount we are charged to have it cleaned, this will be deducted from your damage deposit.

  7. Cancellation
    If the client wishes to cancel the booking he should advise us immediately by telephone followed by written confirmation. As the Home Owners we shall be entitled to retain all payments already made (except the Security Deposit) and to recover, if not already paid, the balance of the hiring charge as follows:
    30 - 60 days notice: 50% of the rental charge
    Less than 30 days notice: 100% of the rental charge.

  8. Curtailment
    Should for any reason the Client need to curtail their vacation before the expected date of departure, this would constitute cancellation and as such there will be no refund.

  9. Liability
    Every effort has been made to ensure Orlando Villa Londra is in perfect condition for your holiday, therefore the Home Owners cannot accept any liability for injury, damage or loss caused for any reason or any claim made as a result of this booking and/or the subsequent holiday, or for any expenses incurred for any reason. The Owner does not accept any liability for injury, damage or loss caused, or any such claim by third party as a consequence of actions by the Client(s) and other people occupying the property during the period of the let.
    The Client is responsible for taking out an adequate insurance policy(ies) to cover all risks. This waiver is also applicable to people visiting the property as guests of the Client(s).
    No liability is accepted by the Home Owners for loss of main services or failure of appliances, nor for the consequences of the actions or omissions of persons who may control supply of mains service, nor any actions taken in the vicinity of the property by any authority over which there is no control by the Home-owner.

  10. Travel Insurance
    The Home Owners strongly advise all our Clients to take Travel Insurance for the whole party, which should include Cancellation Charges Cover. This will cover the Client and his party as soon as any part of your holiday/vacation has been booked. UK Clients are also advised to take out a policy which includes Medical Cover.
    If the Client chooses not to do so, they need to be aware that they will be personally responsible for payment of any cancellation charges which may become due. This refers to our villa booking as well as any airline and car hire bookings also.

  11. Pool Heating
    The private swimming pool is heated at an additional fee. Clients may use the swimming pool at their own risk. They should always observe the safety rules listed in the Information and Safety Book held in the home. Please be advised that due to the volume of water in our pool, it can take up to forty eight (48) hours for the water to reach its optimum temperature, in relation to the prevailing climatic conditions. We cannot be held responsible for adverse weather conditions. Pool heating charges will still apply during this “warm up” period.

  12. Pool Equipment
    Tampering with pool controls, pool pump or heater is strictly forbidden. In doing so the Client will automatically forfeit your security deposit and be solely responsible for any damages or costs that occur as a result of tampering with this equipment.

  13. No Smoking
    Orlando Villa Londra is a no smoking property, the Client therefore agrees not to smoke inside the home.
